The proposed development comprises refurbishment of the existing listed structure and the construction of a new four-storey extension with single level basement that will have a mixed retail and office use.
The investigation encountered the expected ground conditions in that, beneath a significant thickness of made ground, Hackney Gravel was encountered overlying the London Clay, below which the Lambeth Group has been encountered and proved to the full depth of the investigation.
Formation level is expected to be within the base of the Hackney Gravel or the top of the underlying London Clay, such that groundwater control will be required in order to construct the basement and GEA has been engaged to provide additional advice with respect to likely groundwater inflows.
